🎯 Explicitly list each transaction type you have handled (freehold, leasehold, new build, shared ownership, re-mortgages, transfers of equity, Help to Buy) as a skills matrix — the advert names all of these as requirements.
🌐 Mention your experience with Land Registry applications and post-completion work in a dedicated 'Key Competencies' section, as these are called out specifically in the job description.

Dear Hiring Manager,
The Conveyancing Fee Earner/Paralegal opportunity at your Suffolk firm stood out to me immediately — specifically the breadth of work spanning new build, shared ownership, Help to Buy and Land Registry applications, which aligns precisely with the caseload I have built over my conveyancing career. The combination of end-to-end responsibility from inception through to post-completion, alongside genuine flexible working, makes this a role I am keen to pursue.
My background in residential conveyancing has equipped me with hands-on experience across freehold, leasehold and re-mortgage transactions, as well as post-completion procedures including SDLT submissions and AP1 registrations. I have consistently managed a caseload of 50 or more active files while maintaining strong client relationships and meeting completion deadlines.
