I nostri consigli per candidarsi

5 recommandations générées par notre IA pour maximiser vos chances.

1

⭐ Highlight your PQE level prominently at the top of your CV — the advert specifically requests 3-5 years PQE, so make this immediately visible in your personal statement.

2

📊 Quantify your conveyancing caseload: e.g. "Managed 60+ active residential conveyancing files simultaneously, including 15 new build transactions per quarter".

3

🎯 Explicitly list each transaction type mentioned in the advert (freehold, leasehold, new build, shared ownership, re-mortgages, transfer of equity, Help to Buy, Land Registry) as a dedicated skills section or within your work history bullets.

4

🌐 Emphasise experience with unregistered land and post-completion work, as these are specifically called out and less commonly highlighted on CVs.

5

🤝 Reflect the firm's emphasis on personal service and quality by including a brief line in your personal statement about your client-focused approach, backed by a concrete example such as client retention rate or referral volume.

Aperçu — adapté à Reed

Dear Hiring Manager,

Residential conveyancing is the core of my legal practice, and the Residential Property Solicitor role at your West Suffolk firm is a strong match for the experience I have built over four years of post-qualification work. My day-to-day caseload spans freehold and leasehold transactions, new build completions, shared ownership, and Help to Buy — precisely the range of matters your advert describes. I am equally comfortable managing Land Registry applications and post-completion work to a high standard of accuracy.

My background in residential property law has equipped me to run a busy caseload independently while maintaining the quality of personal service that clients expect from a local firm. I have consistently managed 50+ active files at a time, meeting tight exchange and completion deadlines without compromising on compliance or client communication.

1Question

Describe a time when you managed a high volume of conveyancing files simultaneously — how did you prioritise and ensure quality?

Situation: At my previous firm, a colleague went on extended sick leave, and I absorbed an additional 20 files on top of my existing caseload of 45, bringing my total to 65 active matters. Task: I needed to maintain completion deadlines and client communication standards across all files without errors. Action: I introduced a daily triage system, categorising files by exchange or completion date, flagging any with title defects or mortgage issues for same-day attention. I also set up templated client update emails to save time on routine correspondence. Result: Over the eight-week period, I completed 38 transactions on time, received no client complaints, and the firm retained all clients from the absorbed caseload.
2Question

Tell me about a situation where a transaction was at risk of falling through. What did you do to rescue it?

Situation: Three days before exchange on a £320,000 leasehold purchase, the management pack revealed the service charge reserve fund was severely underfunded — a fact the seller's solicitor had not disclosed earlier. Task: My client was committed to the property and did not want to pull out, but needed protection. Action: I immediately drafted a retention clause requiring £4,500 to be held by the seller's solicitors until the next AGM, and negotiated an indemnity insurance policy to cover any retrospective service charge demands. I kept my client updated at every stage and managed expectations on the revised timeline. Result: Exchange took place two days later than planned, the retention was agreed, and the client completed successfully with full financial protection in place.
