Our tips for applying

5 recommandations générées par notre IA pour maximiser vos chances.

1

⭐ Lead your CV Personal Statement with your PQE level and commercial property specialism — the advert explicitly requires 3+ years PQE, so state this figure prominently.

2

📊 Quantify your caseload: e.g. 'Managed 40+ concurrent commercial property files including acquisitions, disposals and development leases valued at £20M+' to demonstrate the complexity the firm expects.

3

🎯 Mirror the advert's transaction types — explicitly list acquisitions, disposals, leases and development projects in your experience bullets to pass ATS screening.

4

🤝 Highlight any supervision or mentoring of junior fee-earners, as the role requires managing junior team members — even one example with a headcount figure will differentiate you.

5

🌐 Emphasise client relationship management with a concrete outcome (e.g. 'Retained 95% of commercial landlord clients over 3 years') as the advert stresses client management skills and high-quality service.

1Question

Tell me about a time you managed a particularly complex or high-value commercial property transaction — what was your approach and what was the outcome?

Situation: I was instructed on the acquisition of a mixed-use development site in Kent valued at £4.2M, with a tight 10-week completion deadline and a title register showing three historic restrictive covenants. Task: I needed to resolve the title issues, coordinate a team of three fee-earners, and keep the client informed throughout. Action: I commissioned indemnity insurance for two of the covenants within 48 hours, negotiated a deed of release for the third directly with the neighbouring landowner, and introduced a weekly client call structure to manage expectations. Result: Contracts exchanged on week nine, one week ahead of schedule, and the client subsequently instructed us on two further acquisitions within six months.
2Question

Describe a situation where you had to manage competing deadlines across multiple files simultaneously. How did you prioritise?

Situation: During a particularly busy quarter I was simultaneously managing 38 active files, with four exchange deadlines falling in the same two-week window. Task: I needed to ensure none of the transactions slipped without compromising quality or client relationships. Action: I triaged files by exchange proximity and financial value, delegated pre-exchange searches and requisitions to a paralegal I briefed each morning, and blocked two hours daily for drafting to avoid interruptions. I also flagged one transaction to the partner where the other side's solicitor was causing delays, securing a short extension. Result: All four exchanges completed on time, client satisfaction scores across those matters averaged 4.8 out of 5, and the partner commended the approach in my appraisal.
