Our tips for applying

5 recommandations générées par notre IA pour maximiser vos chances.

1

⭐ Open your CV with a Personal Statement that explicitly names residential conveyancing as your specialism, mirroring the advert's focus on freehold, leasehold, new build and shared ownership.

2

📊 Quantify your caseload: e.g. 'Managed a pipeline of 45 active conveyancing matters simultaneously, from instruction through to post-completion', to demonstrate capacity.

3

🎯 List every transaction type mentioned in the advert (remortgages, transfers of equity, Help to Buy, Land Registry applications) as a dedicated 'Key Areas of Practice' section to pass ATS screening.

4

🌐 Highlight any experience with both registered and unregistered title, as the advert specifically calls this out — many candidates omit unregistered land work.

5

🤝 Reference your interest in qualifying via a training contract and any steps already taken (e.g. LPC completion, SQE Part 1 pass) to show you align with the firm's progression offer.

Aperçu — adapté à Reed

Dear Hiring Manager,

Residential conveyancing — specifically the full lifecycle from instruction through to post-completion across freehold, leasehold, new build and shared ownership — is where I have built my legal career to date, which is why the Conveyancing Fee Earner/Paralegal role at your Colchester and Chelmsford offices immediately stood out to me. The prospect of a training contract within a firm committed to sustainable growth makes this a particularly compelling next step.

My background in residential conveyancing has seen me manage active caseloads covering remortgages, transfers of equity, Help to Buy transactions and Land Registry applications for both registered and unregistered title. I am comfortable working with minimal supervision while maintaining the standard of personal service your clients expect.

Réponses modèles avec la méthode Situation-Tâche-Action-Résultat. À adapter à votre vécu.

1Question

Tell me about a time you managed a high volume of conveyancing files simultaneously and how you prioritised competing deadlines.

Situation: At my previous firm I inherited a caseload of 55 active files when a colleague left unexpectedly, covering freehold purchases, remortgages and two new build plots with imminent exchange deadlines. Task: I needed to ensure no completions were missed while bringing the new build files to exchange within 10 days. Action: I triaged every file by urgency, created a daily priority list, contacted all clients to reset expectations, and liaised directly with the developers' solicitors to agree a 3-day extension on one plot. Result: Both new build exchanges completed on time, no completions were missed across the wider caseload, and client satisfaction scores for that quarter remained at 96%.
2Question

Describe a situation where a transaction was at risk of falling through and explain the steps you took to keep it on track.

Situation: A leasehold purchase I was handling stalled two weeks before exchange when the management company's solicitors failed to provide the LPE1 pack, putting the buyer's mortgage offer expiry at risk. Task: I had to secure the pack and protect the client's £3,500 survey and search spend. Action: I escalated directly to the management company's directors, drafted a formal letter citing their statutory obligations, and simultaneously applied to the lender for a 14-day mortgage offer extension. Result: The LPE1 pack arrived within 5 working days, the extension was granted, and the transaction exchanged 3 days before the original mortgage offer expiry, saving the client from losing their purchase entirely.
